Lag only when playing with a particular person

When im playing coop with a random person the game runs perfectly, no lag or desyncro problems, but when Im playing with my friend, it is imposible to play because the game runs very slow, with a lot of lag and desyncro problems, we live close one to each other, we have tried everything, ports, firewall, using WiFi and cable but nothing worked, i really need some help because i want to play legs

If both of you run a speedtest at speedtest.net, see if you both have good download & upload speeds.
